Asbestos Can Be Found in Northern Ontario Homes Built Before 1990

Know before you renovate.

Canada didn't fully ban asbestos until 2018, and the houses across the North were built long before that. Mining-company housing in Timmins and Sudbury, the steel-era bungalows of Sault Ste. Marie's east end, the model-town core of Kapuskasing, an entire city in Elliot Lake put up between 1955 and 1975 — almost all of it went up when asbestos was in the pipe insulation, the floor tile, the drywall compound, the siding, and very often the attic.

Materials in good condition that remain undisturbed generally pose less risk than damaged or disturbed materials. It becomes a problem the day you renovate, the day a pipe bursts and the ceiling comes down, or the day a home inspector puts a flashlight on the attic insulation and your sale stalls.

That's the moment people call us. We don't sell fear — we arrange a proper test, an honest answer about what actually needs removing, and a certified crew to do it under Ontario Regulation 278/05.

The Northern Ontario difference

Why the North Has More of This
Than the Rest of Ontario

Three reasons, and they compound.

The housing was built fast, in bulk, in the wrong decades.

Resource towns don't grow gradually. Inco, Falconbridge, Algoma Steel, the Porcupine gold camp, Spruce Falls, the Elliot Lake uranium boom — each one put up hundreds or thousands of houses in a few years, using whatever the supply chain shipped north. Between 1945 and 1985 that meant asbestos in a dozen building products.

The climate sold a lot of vermiculite.

Vermiculite was marketed as the easy, pour-in-place answer to a cold attic. In a region with -30°C winters and heating bills to match, it sold well — and a lot of it was Zonolite.

Heating was oil and wood, in boilers and furnaces wrapped in asbestos.

Older homes here often still have the original boiler, the original pipe wrap, and an oil tank in the basement or buried beside the house.

The result: many older homes have suspect materials, and access to specialist crews varies across this large region.

What Happens
When You Call

From the first conversation to the final paperwork, you’ll know where things stand.

A real conversation.

Where is it, how old is the house, what's the plan — reno, sale, insurance claim, or "I just want to know."

Testing first, if there's any doubt.

Bulk samples go to an accredited lab. Results usually in 2–5 business days; rush is available. You get a written report either way.

A written, itemized quote.

What's being removed, what type of operation it is under O. Reg. 278/05, what containment and clearance testing are included, and what's not.

The work.

Containment, negative air, HEPA, sealed disposal, and — for Type 3 work — independent air clearance before the containment comes down.

Paperwork you can hand to a buyer, an insurer, or a contractor.

Straight answers

might be wondering.

Is asbestos in my house dangerous right now?

Usually not. Intact, undisturbed asbestos-containing material — sealed pipe wrap, an untouched popcorn ceiling, vermiculite nobody is stirring up — releases very few fibres. The risk comes from disturbance: cutting, sanding, drilling, vacuuming with a household vacuum, or pulling it out yourself. Leave it alone until it's tested, and don't use a vermiculite attic for storage.

Do I legally have to remove it?

No law requires a homeowner to remove asbestos that's in good condition. But Ontario Regulation 278/05 does require asbestos-containing materials to be identified before renovation or demolition work, and it sets out how any removal must be done. That's why contractors ask for a test before they'll start.

How much does asbestos removal cost in Northern Ontario?

Honest answer: it ranges from about $1,500 for a small contained job (a section of pipe wrap, a single-room ceiling) to $5,000–$15,000 for vermiculite attic removal or multi-room work, and higher for whole-house abatement before demolition. Travel to remote communities adds to it. Every quote is written and itemized after a real assessment. Learn more →

Can you test before I commit to anything?

Yes, and for most homes that's the right first step. Testing is a fraction of the cost of removal and often tells you that some materials are fine to leave. Learn more →

Do you cover camps and cottages?

Yes. Seasonal properties around Lake Nipissing, Manitoulin, the North Shore, Lake Temiskaming and the Sudbury-area lakes are part of the service area. Expect a travel component in the quote for anything off the main highways.
